When do I have to submit an architectural change for my property?
Your declarations require you to submit an ARC form any time you make an exterior alteration to your property, you should submit an Architectural Change Request Forms to the management company PRIOR TO making any changes. These requests are reviewed by our volunteer ARC members and/or Board members for approval or denial. ALL changes should be requested prior to work being done, since there may be issues or reasons the change cannot be made. How long does it take to get an architectural change approved?
Your volunteer Architectural Change Committee (ACC) members work as quickly as possible to review and approve all requests. In most cases when all the proper documentation is submitted it can take up to 30 days. Some requests may take longer and homeowners should submit requests at last 45-days ahead of any planned projects to give adequate time to review your request.
What can I do if I have a problem with my neighbors house?
You may submit an email to Meritus directly or use the form on this website for issues that are of serious concern to you. Examples might include roaming pets, parking or items being stored improperly in view. The management company will review the complaint on their next inspection or ask board members to verify the problem before sending a letter to the homeowner.
What do my HOA fees pay for?
Please refer to the approved budget found on the documents page. Failure to pay your dues or no response to late notices will result in legal action through a lien foreclosure on your property.
How do I make my HOA payments and when are they do?
You may pay your HOA payments three different ways; mail in your payment coupon, set-up automatic withdraw or pay online. Please remember there is a service fee for online payments. Payments are due on a monthly basis on the 1st of the month.
How much are my HOA payments? $264.50
If I rent my home do I need approval from the HOA?
Yes, the HOA Board of Directors has required paperwork that must be filled out and approved before the tenant can move it. Please see the documents tab for the required tenant form and current lease required. Please email these forms to the property manager.
